A great apartment locator can help you sift through the cluttered, ever growing apartment market and narrow in on the ones that meet your lifestyle needs. Someone who really knows their city can condense months of searching into a few days.

Most apartment communities cover our commission fee, typically they pay it out of the marketing budget they have set aside. When you inform a leasing agent that you’re working with us (or another locator/realtor), they’ll list us as your referral source, instead of other sources like Apartments.com or their own advertising efforts. This helps to ensure agents are able to receive a commission for their work.
Note: some communities in Charlotte do not offer commissions; however, that does not mean we won’t tell clients about them if the community fits their criteria. That is

We’re dedicated to providing our clients with exceptional service, which involves significant time and effort on our part to ensure you get exactly what you want and need. However, some communities don’t offer referral fees. If you decide to lease with a property that doesn’t provide referrals (and we’ll inform you of the ones who do or don’t), the agent will still receive some compensation for their time and expertise.

You’re more than welcome to tour at your own pace. However, please let your agent know which you plan to tour just in case the community requires an agent present for compensation. Some apartments will refuse to pay referrals if the agent was a point-of-contact or present on the tour.

No, that’s not the case. The price you see is the final price you will pay, whether or not you choose to use a locator service. Property owners allocate a marketing budget to guarantee sufficient exposure and maintain their communities at a desired occupancy level. This budget covers online advertisements, major listing websites, and partnerships with apartment locators.

It’s really straightforward! Please write down the name of your apartment locator and/or Blind Move Charlotte on your guest card before your tour. Additionally, make sure to list their name as your apartment locator or referral source on your rental application when applying for your new home. This is the only way they will receive credit for their assistance.

We need a few pieces of information in order for your agent to get credit for your lease:

It can be possible at times, but it’s not guaranteed. Most property management companies are on daily pricing scheules and cannot adjust rates for individual applicants. However, if they are trying to reach specific occupancy targets, they might offer additional incentives, such as a rent special, waived application fees, or a waived deposit. Yes! Our agents must pass all the classes and exams provided by the North Carolina Real Estate Commission (NCREC) before they are allowed to work with the public.

Most communities rely on third-party vendors to handle applications, which means we don’t have direct influence over the approval process. Since we primarily work with luxury communities managed by national and international companies, the approval rates for individuals with certain issues tend to be quite low.
We genuinely want to help you find a suitable home, so we’re currently compiling a list of second-chance properties for you to use as a resource. Unfortunately, we don’t have one ready to share just yet, but we may have other services to send you as you search.

The answer is both yes and no. Yes, we assist clients in searching for homes, but primarily with multifamily communities rather than privately owned properties. Typically, privately owned houses and condos don’t offer referral fees, which means any associated costs would be your responsibility. So, at this time, we do not provide searches for private rental homes.”

Questions about Charlotte’s rental process

Most communities in Charlotte typically operate on a 60-day notice policy, which means they won’t have accurate pricing and availability until 60 days before a given move date. For this reason, we recommend starting your search at least 75 to 90 days in advance of your move date. Of course, everyone’s situation is unique, so we’re here to discuss your specific needs!

  • Gross 3x the monthly rent. There are some communities that may accept 2.5x, but those are not the majority.
  • Example: If your base rent is $2k, you will need to show proof that your income before taxes are deducted is at least $6k.
  • Have a credit score above 600
  • Do not have any rental active debt
  • Do not have any broken leases or evictions on your rental history
  • Do not have any misdemeanors or felonies on your record

The price you see on the community’s website is the base rent — the price you are charged to lease and live in the unit. In Charlotte, electricity and water are almost never included in the base rent, so you’ll need to budget for that.

  • $50-$80 electricity
  • $20-$30 for water for 1 person’s usage

Also, you will likely have additional monthly fees on top of the base rent, like valet trash or internet.

The price online is rarely the total price you will pay to live in that community. The following fees are common fees you will see, but every community will not have each one:

  • Trash: $20-$40
  • Pest Control: Avg. $5
  • Internet package: $50-$90
  • Parking: $20-$40 (typically only in the center city neighborhoods, like South End and Uptown)
